Everything people ask before they buy, and every policy that applies after they do.

Can I change the plan?

Yes. We drew it, so we can modify it — moving walls, flipping the garage, adjusting the footprint, changing the roof. Send us what you want changed and we'll quote it. If you'd rather have your own designer make changes, buy the CAD set.

How many houses can I build from one purchase?

One. A purchase is a single-build licence. If you're a builder planning to build the same plan repeatedly, ask us about a multi-build licence.

Will this pass inspection where I'm building?

Codes vary by jurisdiction, and these drawings were prepared to Texas requirements. Have your local building department or a licensed professional in your area review the set before you pull a permit.

What will it cost to build?

That depends entirely on your lot, your market, and your finish level. We'll give you the square footage breakdown you need to get real bids, but we don't publish a cost-to-build number we can't stand behind.

Do you offer refunds?

Once the files have been accessed, no. That's standard across the industry — a delivered plan set can't be returned. That's why the free sample sheets exist: look at the drawing quality before you buy.

How do I get the files?

Immediately after payment your account is unlocked and the full set is available for download. You can re-download any time.

Delivery

Plan sets are digital. As soon as payment clears, the full set is available to download as a print-ready PDF, and you can re-download it any time. Nothing ships.

Refunds

Once the files have been accessed, sales are final — a delivered plan set cannot be returned. That is why the free sample sheets exist: look at the drawing quality before you spend anything, and ask every question you have first.

Support

Thirty days of e-mail support on the drawings comes with every set. If something on a sheet is unclear, ask, and the answer comes from the office that drew it.

Copyright

Every sheet is copyright protected. Buying a set buys a licence to build the design once. It does not transfer copyright, and it does not permit resale, redistribution or a second build.

Modifications

You may modify the drawings for your single permitted build, yourself or through your own designer. We also do it for you — see customize your plan.

Engineering and code

The sets are architectural. Structural design, and any locally required MEP work, must be provided and sealed by a professional licensed where you build — see structural engineering. Plan review is at the discretion of the authority having jurisdiction, and we do not warrant that a set will be approved without additions.

The short version

  • Print as many copies as the job needs — permits, bidding, the trades.
  • No resale, no redistribution, no second build without a second licence.
  • Copyright stays with OK Construction Co. Design & Engineering.

Full terms

1. Grant. On payment in full, OK Construction Co. Design & Engineering grants the purchaser a non-exclusive, non-transferable licence to construct one single-family residence from the purchased drawing set, at one location.

2. Copyright. The drawings, and all copies of them, remain the property of OK Construction Co. Design & Engineering.

3. Modifications. The purchaser may modify the drawings for the single permitted build. Modified drawings remain subject to this licence, and OK Construction Co. Design & Engineering is not responsible for the modified design.

4. Engineering. The sets are architectural. Structural, and where required mechanical, electrical, plumbing, civil and energy compliance work, must be provided and sealed by a professional licensed in the jurisdiction of the build.

5. Codes and jurisdictions. Local amendments, wind and seismic zones, soil conditions, flood requirements and HOA restrictions vary. Confirming the design against local requirements before construction is the purchaser's responsibility.

6. No warranty of permit approval. Plan review is at the discretion of the authority having jurisdiction.

7. Resale. The drawings may not be sold, sublicensed, published, posted online or otherwise distributed, in whole or in part.

8. Refunds. Digital drawing sets are non-refundable once delivered.

9. Liability. Liability is limited to the purchase price of the drawing set.

10. Additional licences. Multi-build, builder and developer licences, CAD file release and modification services are available on request.
